Writing on behalf of multiple victims who have shared similar experiences.

Consolidated feedback highlights concerns from several individuals.

First payment/ deposit demands reported as ranging between 20% to 50%.

More than 25 clauses on the contract.

Contracts contain numerous clauses that appear to primarily benefit the firm, including additional charges such as liability and drawing fees.

Lack of transparency in processes, with frequent changes explained through varying reasons.

Commitments on timelines often not met, with repeated delays and shifting priorities.

Even relatively small projects (under $30k) have faced significant delays, with no workers or contractors present on site.

Contractors have approached owners directly for payment, citing instructions from Ai Genz Builders and non-payment by the firm.

As someone who has already made payment and faced difficulties, I want to share my experience.

For those currently working with this firm, please exercise caution and be prepared for challenges.

For those who have not yet engaged them, consider exploring other firms that are HDB‑registered, CaseTrust‑accredited, require lower deposits (around 10% or less), and have simpler contract terms.

What is your status now? I am facing similar issues on forever delaying & ad hoc change of meetup appointments to discuss on even the drawing phases. & I have also paid a few thousands for the deposit engaging AI GenZ Builders Pte Ltd, the ID showed very sincere attitude & promises initially though. After paying the hefty deposit, the timing to meetup to discuss on ID designs are horrendously postponed & delayed frequently.

Such change in the appointments & timelines delays with various random reasons even during the drawing phase has shaken my confidence on them.

I terminated the contract due to the frequent horrendous postponing of meetups & drawings discussion, even before the renovation works started & the boss named Ray has every intention to forfeit the deposit! The boss ridiculed that the contract stated that the deposit is non-refundable

& yes, you are absolutely correct! The clauses in the contract are primarily benefiting the firm. Suspiciously enough, AI GenZ Builders Pte Ltd seemed to have change company name to Alpha Design & has re-located to 10 Ubi Crescent, Ubi Techpark, #01-41 S408564.
