Avoid M22 Pte Ltd / Joe (M. Zulawal Zynuddin)

– Delays, unpaid suppliers, cash-flow problems, neglect and poor workmanship


I engaged M22 (Joe) to renovate my home and it turned into a nightmare of many genres. Severe DELAYS with completion dates moving from Jul'24 to end Oct'24, and to Feb'25, till finally he acknowledged he CANNOT complete the project due to cashflow issues (despite being paid in advance) - so many reasons for the delays, including mismanaging the funds, making many avoidable mistakes, submitting non-compliant plans, ignoring issues, to name a few!!


Joe left my place in an abandoned and unfinished state, with many rectifications and work needed for the place to be livable.


  • Works left unfinished or defective: Many items were either incomplete or defective. I eventually had to hire new contractors to make the house livable.
  • Sub-contractors unpaid: Progress ground to a halt more than once because M22/ Joe failed to pay his suppliers. One subcontractor even removed installed fittings, and another called me directly for payment even though I had already paid Joe.
  • Admitted cash-flow mismanagement: Despite receiving advance payments, Joe later acknowledged he had mismanaged the funds and could not complete the project.
  • Poor workmanship & site neglect (to just name a few)
  • --- Windows and roof were permanently stained after an unsupervised general worker painted without proper protection.
  • --- Fresh paint peeled within weeks; I had to repaint at my own cost.
  • --- Floor tiles were stained by many rusting metal left on site, and a brand-new gate began rusting after just one week.
  • --- Roof leaks at multiple areas persisted for months despite repeated reminders.
  • Ghosting and misrepresented progress claims: Communication stopped whenever issues escalated (many missed calls and ignored messages). And Joe would ask for more money based on highly misrepresented progress reports.
  • Broken refund agreement: He signed a settlement to repay advance payments and rectification costs, but has since been evasive.

  • I ended up paying twice – once to M22 and again to new contractors and suppliers – to complete the renovation myself.


    It is laughable to see what he claims in his website. He's indeed someone who can blatantly say one thing and do another.


    Stay clear of M22 Pte Ltd and Joe (M. Zulawal Zynuddin).
