Is this renovation package a steal or scam?

Just saw this renovation package for a 4-room resale flat in Singapore going for $48,800.


It covers basically every part of the unit, I think. 

  1. Professional Services incl. Design consultation, space planning, 3D visualization, project supervision
  2. Hacking & Dismantling works incl. Hacking existing floor and wall tiles, hacking existing WCs, dismantling cabinets
  3. Masonry works incl. Floor waterproofing and screeding, Supply and laying of floor and wall tiles (homogenous / ceramic)
  4. Carpentry works incl. Supply and install kitchen cabinets, supply and install built-in wardrobes
  5. Plumbing works incl. Supply and install 2x WC, 2x water taps, 2x water heater, 1x sink, 2x basins
  6. Door works incl. Supply and install 2x bi-fold toilet doors, 1x iron gate at main door, 3x classic doors
  7. Miscellaneous works incl. Painting, clearing of debris, wiring and piping works


They're also throwing in free design consultation, a basic smart home setup, plus 5 years warranty. On paper, it looks comprehensive, but the price tag seems steep compared to stories I've heard. 


Given the current market rates, I'm not convinced it's the best deal out there. Does anyone have insights or experiences to share? Is it worth considering, or should I keep looking? Would appreciate any advice or recommendations on how to evaluate these packages effectively.

Bro, that package sounds fancy but pricey lah. For $48k+, I'd expect more than just the basics for a 4-room resale. You need to get more details from them first, not just the lump sum pricing. 


You also mentioned a basic smart home setup; what does that include exactly?? Smart lighting and a couple of smart plugs don't cost much to DIY. 


Plus the market's flooded with renovation packages offering similar services at lower prices. Have you compared with other IDs or contractors? Sometimes, they can customize to better fit your needs and budget, especially if you're savvy about where you need to spend vs. save.

Hi TS, as someone who's also going through this renovation journey, I find the price tag daunting. $48k could be a large portion of our renovation budget. Did the package detail the quality of materials and fittings? 


In our research, we've learned that the cost can vary widely based on the materials used, and not all packages make this clear upfront.


From packages we downloaded on HT here most packages are between 15K to 30K tops. The point of packages is they are often bare minimum for those who needs just the most basic reno for their bare HDB to quickly move in for stay.


Also, it's important to check if there are hidden costs not covered in the package, like electrical rewiring or plumbing, which are common additional expenses not included in reno quotes.
