Any honest ID recs for 4-room BTO? Skeptical about roadshow firms.

Hi everyone,

I’m starting to look for an ID for my 4-room BTO (collecting keys later this year). Recently I went to a few Reno fairs and events, but honestly, it felt a bit like a "hard sell" environment.

I noticed many firms had so many designers just sitting around their booths. Is that a bad sign? My friends told me good IDs are usually super busy, so I'm worried these firms might be lacking experience or just want to hit sales targets.

I’m looking to spend around $50k-$60k. My main concerns are:

  1. Carpentry quality: We need a lot of built-ins, so I want someone who won’t give me lousy laminate work.
  2. No hidden costs: Really want to avoid those "Variation Orders" (VO) that pop up halfway.
  3. Reliability: Someone who actually manages the project so I don't have to chase them every day.

Does anyone have a boutique or smaller firm they’ve personally used and liked? I prefer someone who is honest about what works and what doesn't, rather than just saying "yes" to everything.

Most good IDs are booked early. Thats why you need to enquire with them ahead of time, at least 3 to 6 months in advance. That said not all IDs that are available are lousy/bad. Everyone have their preferences for ID, like yours you don't want random VO, want prompt updates etc.


Still I would stay the f away from event IDs. Those are indeed sales targets hardsellers. Just enquire a few top rated ones here, and you can decide from there. Tip is to indicate some of the projects you vibe with as reference. And after meeting check out the specific ID's name by searching in the company page reviews.


Ownself check more now better than posting review about "Reno Nightmare" in a few months time. All the best la

Appreciate the heads-up! The 'event IDs' definitely gave off that vibe, so I'm glad my gut feeling was right. Regarding the VOs, when you enquire with the top firms, do you usually ask for a breakdown of their carpentry rates upfront to compare? I’m trying to be as prepared as possible before the first meeting.

The carpentry rates should be provided upfront in the form of $XX/PSF (Per square foot). Its standard practice in the industry.
